Booking conditions

Last updated 19 August 2026

These conditions apply to bookings made directly with us — through this website, by email or by telephone. A booking made through Booking.com, PAP Vacances or any other platform is governed by that platform's terms instead.

Who you are booking with

Sous les Palmes is run by David and Hélène, who let their houses themselves. There is no agency and no platform between you and them. Their full identity, address and registration details are on the legal notice.

How a booking is made

Tell us the house, the dates and the number of guests — through the form on this site, by email or by telephone. We reply to say whether the dates are free and what the stay would cost.

If you want to go ahead, we send a written confirmation setting out the house, the arrival and departure dates, the number of guests, the total price, what is included, and when each payment is due. That confirmation and these conditions together are the contract, so it is worth reading before you pay anything.

The booking becomes firm when the deposit reaches us. Until then the dates are not held for you.

Payment

A deposit of 30% of the total is due when you book, and the balance 30 days before you arrive. Both are paid by bank transfer to the account shown on your confirmation.

If you book less than 30 days before arrival, the whole amount is due at once.

That 30% is an acompte — a payment on account of the price. It counts towards what you owe and it is refundable on the terms below.

If the balance has not reached us by its due date we will get in touch before doing anything else. If it stays unpaid we may treat the booking as cancelled by you, and the terms below apply.

If you cancel

Tell us in writing. An email to bonjour@souslespalmes.fr is enough — there is no need for a registered letter. What counts is the date we receive it.

Refunds are made to the account the money came from, within 14 days.

The tourist tax is never kept. It is returned in full whenever a stay does not take place, whatever the cancellation terms say about the rest.

If we cancel

We will not cancel a confirmed booking except for something that genuinely makes the house unusable — serious damage, a burst pipe, something outside our control.

If that happens we refund everything you have paid, without deduction and without waiting, and we help you find somewhere else if we possibly can.

Arrival, departure and the number of guests

Arrival and departure times, and any rule about which day of the week a let runs from, are set out on each house's page and repeated on your confirmation.

The number of guests on the confirmation is the number the house is let for. Bringing more without agreeing it with us first is a breach of the contract, and we may refuse them or charge for them.

Whether a house accepts pets, and whether it is non-smoking, is stated on its page. Where it does not, that is a condition of the let and not a preference.

What you pay besides the rent

Depending on the house, a cleaning charge, a charge for linen, and the tourist tax apply. The amounts differ between the houses; each is stated on that house's page and again on your confirmation, so you see the full figure before you commit to anything.

The tourist tax is set by the commune. We collect it and pass it on — it is not ours.

The damage deposit

A refundable deposit is held against damage. The amount is on the house's page and on your confirmation.

It is returned after you leave, once the house has been checked, less the cost of anything broken, missing, or left needing more than ordinary cleaning. If we deduct anything we will tell you what and why.

Normal wear is not damage, and nothing is deducted for it.

There is no 14-day cooling-off period

Accommodation supplied on a specified date is one of the services French law excludes from the usual right of withdrawal on distance contracts — article L221-28 of the Code de la consommation. The cancellation terms above are what applies instead, and there is no separate 14-day right to change your mind.

Insurance

Please make sure you are covered for civil liability during the stay. Most French home insurance includes it, and most travel policies do too.

Because the cancellation terms have firm cut-off dates, cancellation insurance is worth considering — particularly for a summer stay booked months ahead.

If something goes wrong

Tell us while you are still there. Almost anything can be put right on the spot, and it is much harder to deal with once you have gone home.

If we cannot settle it between us, you may refer the matter free of charge to a consumer mediator:

[MÉDIATEUR DE LA CONSOMMATION: name, postal address and website]

Law and jurisdiction

These conditions are governed by French law. Nothing in them takes away the protection French consumer law gives you. If a dispute ever reaches a court, you may bring it where you live.
